ON THE BOARDS


PGN currently has many architectural projects on the boards.  These include major renovations + rehabilitations of existing structures, multi-family residential units, old + historic commercial and retail spaces, as well as liturgical and community space expansions.  Some of the highlights are listed below:

Class A Office Building in Anacostia

This project will convert an existing warehouse in the Anacostia neighborhood into a Class A office building.  This project will be the first Class A office building in the area which marks a great accomplishment of the neighborhood's revitalization efforts. The existing building consists of 3 stories with basement concrete frame construction. 

The proposed project includes a major renovation and reconfiguration of the floor plate to account for a new lobby, elevator core, restroom facilities, egress stairs, curtain wall as well as an additional floor at the top which includes partial roof gardens.  The design includes many green features for a LEED Silver rating.  The presented concept of modern architecture is unique, playful and will make this a great signature building.

This project consists of 23 new townhomes and one historical house to be rebuilt.  There are 4 types of units and homes: single family, duplex, flats and a historical reconstruction.  The project required both Historical Preservation and Zoning approvals.  PGN successfully navigated both agencies as well as gained community support for this important project. 

The project also introduces a new element to the Anacostia Historical District with Mews dwelling along the private road.  The project will be a signature project in the revitalization of Anacostia and the community. 

Total building area: 46,000 SF Estimated project cost: $6.5 million

3 Story New Construction, 2 Unit Residential Building with Penthouse and roof deck.  Total building area 4,776 sq. ft. Estimated cost $550K.  Project is under construction. Estimated substantial completion April 2011.

The Beacon Center

Emory United Methodist Church is a free standing structure, currently located on a prominent hill side at the intersection of Georgia Avenue and Quackenbos Street, NW. 

PGN has helped the church and its development arm, Emory Beacon of Light, realize its vision for revitalization of the Brightwood neighborhood.

The project is currently under design development and construction documents.
